"Seller Smith" uses our Flat Fee listing service to list and sell his home for $250,000. Macy Realty's Basic Flat Fee Listing Package would cost "Seller Smith" only $279 + a 3% Buyer's Agent commission = $7,779.00...But if Seller "Smith" decides to list his property with ABC Realty, which does not offer Flat Fee MLS Listings, "Seller Smith" will pay ABC Realty a 6% commission totaling $15,000 to list and sell Seller Smith's home. Let's do the math and see how much Seller Smith saved by using our service: $15,000- $7,779 = $7,221 in savings. If "Seller Smith" sells his proprty without the help of a Buyer's Agent, he pays NO BUYER'S OR SELLER'S AGENT COMMISSION. That's $14,721 in Savings!

**The Metro Atlanta area has 2 MLS systems, The First Multiple Listing Service (FMLS) & Georgia Multiple Listing Service (GAMLS). Your property is placed in both the FMLS & GAMLS for only $99.
Note: Georgia Flat Fee Sellers, The First Multiple Listing Service (FMLS) charges a mandatory 0.12% Fee of your home's sales price which must be paid, by the seller, at closing. The GAMLS does not charge this fee.
Example: $200,000 (sales price) x .12% (FMLS Fee) = $240.00 paid at closing to the FMLS from your net closing proceeds.

We will also accept a Money Order or Official Bank Check. Properties are placed on the MLS after your payment has been received. We will accept a Personal Check but Listings are not placed on the MLS until the check has cleared, which may prevent your property from being placed on the MLS for up to 7 days.
Cancellation & Return Policy: Basic Listing Flat Fee MLS sellers may cancel their Flat Fee MLS Listing order within 7 days of submitting your order (payment and/or order form) request and receive a full refund. Properties are listed on the local MLS system within 24 hrs of Macy Realty receiving the Seller's property listing documentation. Customers whose properties have been listed on the local MLS will not be entitled to a refund. There are no refunds for Sellers Purchasing the Special of Month listing as these prices are deeply discounted. Sellers in Georgia are assessed a $50.00 fee if they cancel/withdraw their listing prior to it's expiration date. There is no Return Policy, as yard signs are not distributed to customers until after the cancellation period has passed
*Terms & Conditions: Seller Order Form, Payment and ALL Listing Documents and Disclosures must be returned by no later than the last day of the month for all Monthly Specials, NO EXCEPTIONS! We must receive the completed Order Form, Full Payment and All Completed Listing Agreements/Disclosures by the last day of the month or we WILL NOT accept the Monthly Special Purchase. We will cancel all Monthly Special orders if we do not receive the listing documents & disclosures by the last day of the month. Once a Seller's Special of the Month listing has been canceled we will not accept future Special of the Month listing orders from that Seller. Sellers have 72hrs to proof their listing sheet. We will correct our errors at no charge. No changes will be accepted without a change fee after 72 hrs. We do not charge a fee to change the list Price or Status.
