The Flat Fee Broker supplies the seller with listing documentation, such as the "Seller Listing Agreemnt" and the "Property Data Input Sheet". Once the seller has completed and returned these documents, the broker will list the property in the local MLS. Since the seller is not paying the Flat Fee Broker a 6% commission, the Flat Fee Broker typically does not  advertise the seller's property in the local newspaper, hold an Open House,   determine the list price or negotiate the sales contract (except for Illinois sellers).

As a Flat Fee MLS Listing client, the seller is agreeing to represent his/herself yet maintains the freedom and control of selling their own home. Also when listing Flat Fee, the seller agrees compensate any "Buyer's Agent" who brings the seller a ready, willing and able buyer to purchase their property. This compensation is typically a  commission fee of 2%-3%.  In the end, the Flat Fee MLS Listing will save the seller thousands of dollars.  

Not only will your property appear in the local MLS, but it will also appear on Realtor.com and will feed to hundreds of real estate agent's websites through Broker Reciprocity.
